DLF Grows Its Sectors

DLF is buying more land on Golf Course Extension Road, and if you have been watching this part of Gurugram, that should not come as a surprise.

The developer has tied up an additional 7.48 acres in Sector 61, according to a PTI report published on 17 October 2026. The new plot sits right next to the 28 acres DLF already holds there. Put together, the company will soon control one continuous parcel of roughly 36 acres on one of the city's most sought-after roads. The land is meant for luxury housing, and the deal is expected to close by the end of March.

How DLF put this parcel together

The original 28 acres have an interesting story behind them. DLF picked up that land from IREO after taking over bad loans of around ₹825 crore linked to it. Instead of buying from a landowner in the usual way, it stepped in through the debt.

The new 7.48 acres came through a collaboration agreement. Speaking to analysts on a conference call, Managing Director Ashok Tyagi said the company had already made small payments to lenders during the September quarter towards this additional piece of land.

Why 36 acres in one piece matters

In Gurugram, large land parcels in prime locations are hard to find. Most of the good land along established roads was bought years ago, and what is left is often split between several owners.

A single 36-acre plot gives a developer room to plan properly: more open green space, wider internal roads, a larger clubhouse and fewer compromises on layout. For buyers, that usually means a better-planned community than a tower squeezed onto a small plot.

What it says about the luxury market

DLF says demand for luxury homes is strong, and this move backs that up. The company has launched several premium projects in Gurugram over the past few years, and adding land in a prime sector suggests it expects buyers to keep coming.

Golf Course Extension Road has quietly become one of the strongest residential stretches in the city. It links Golf Course Road with Sohna Road, crosses the Southern Peripheral Road, and is lined with established and upcoming projects from leading developers.

What buyers and investors should keep in mind

Big developers lift an area. When a major brand commits land to a location, infrastructure and nearby property values often follow.
Nothing has launched yet. The land deal is still being completed, so pricing, configurations and timelines are not known. Treat early "pre-launch" offers with caution.
Compare with what is available now. Ready and under-construction projects on the same road can give you the same location benefits sooner.
Our take
At Team Multipliers, we have been advising property buyers in Gurugram since 2004, and Golf Course Extension Road is a corridor we keep coming back to. DLF's expansion here strengthens the case for the area. We will keep tracking this project and share updates as soon as there is more clarity on what DLF plans to build.
